Frisco, Texas, is one of the best places to live in the US, thanks to its thriving economy, glorious landscapes, and reputation as one of the safest cities in the state and across the country.
The real estate boom of 1997 to 2007 resulted in a large number of homes being built too rapidly, often at the cost of construction quality. In many cases, that meant improper plumbing systems. Issues with home foundations are also common in the Dallas-Fort Worth area due to the region’s clay soil.
Because of these reasons, homeowners in Frisco frequently deal with water leaks, slab leaks, and foundation cracks, especially when rains cause the soil to expand and contract.
Fortunately, Legacy Plumbing is just a call away when you need solutions to nagging plumbing issues. Look at a recent success story involving a particularly tricky plumbing situation.
Client Background
The homeowner in question had lived in their Frisco residence since it was built in 2002. As such, they were familiar with the usual quirks and kinks of 20-year-old homes.
This time, however, the problem was particularly tricky. It was the first time the homeowner had reached out to Legacy Plumbing for assistance, indicating a situation that required immediate and specialized attention.
It all began when the client noticed a wet spot in a closet, which backed up to a half bath. After years in the house, it was clear this was not a minor issue.
Upon receiving the call, technician Matthew Tygart was immediately dispatched to investigate the problem.
Detecting the Cause of the Closet Flooding
When Matthew arrived at the client’s home, he was led to the powder bathroom closet, where he found a damp carpet. This was an immediate red flag.
After ensuring all water systems were closed, he checked the water meter and noticed it spinning. That meant water was being used somewhere, likely due to a leak.
However, there were no obvious leaks in the immediate area of the closet, and no leaks were found in the nearest water supply manifold. Time was running out for the day, and further diagnosis would have to wait.
When Matthew returned the next day, the situation had worsened. The carpet in the closet was now soaking wet. This time, when checked, the water meter showed no movement.
Matthew performed a pressure test on the home, which revealed a small drop of 13 PSI over 15 minutes. This slight drop didn’t match the volume of water accumulating in the closet.
To dig deeper, Matthew expanded his search area. He noticed the mortar on the exterior stone wall was damp, and the wetness extended to the home’s soffit. A missing sprinkler head nearby caught his eye, so he turned on the sprinkler system. Water shot up to the soffit, and after a few minutes, it began pooling in the interior closet.
The timer on this sprinkler zone revealed that it would run for ten minutes each time it was operated, so it was clear that water was invading the closet when that zone was on.
A walkthrough of the house uncovered two more issues – a leaking water heater supply line and a dripping faucet in the master bathroom. After fixing these issues, Matthew performed another pressure test.
It failed, showing a 9 PSI drop over 15 minutes.
Steps Taken to Resolve the Plumbing Issues
A functional water shut-off valve was necessary to solve the ongoing pressure issues. Matthew recommended installing a new valve between the yard and the home.
During excavation for the main water box, another small leak was discovered in a coupling. Once that was fixed, Matthew conducted a final pressure test.
No further issues were detected.
However, the work didn’t stop there. Matthew and his team also replaced leaking stops at a toilet and sink so they wouldn’t affect pressure testing in the future.
Building Trust Through Effective Solutions
With all the repairs done, the impact was noticeable immediately.
With the source of the pooling water identified, the homeowner was able to replace the missing sprinkler head to stop the water from pooling in the closet. Several small leaks were repaired to restore the homeowner’s plumbing system to normal function. Our team resolved the immediate issue while improving the overall efficiency of the plumbing system.
Trust with this homeowner was built on transparent communication and effective solutions. They now have a Frisco plumbing partner they can rely on.
