What is a PRV and Why is it Important 

When the city began to experience huge population growth in the early 2000s, Frisco updated its plumbing code to require homes built after 2002 to include pressure-reducing valves on their plumbing systems. A pressure-reducing valve (PRV) is a device that regulates incoming water pressure to maintain consistent flow in the home, typically between 40 and 80 pounds per square inch (PSI), which is the pressure range water-using fixtures and appliances are designed for. Without a functional PRV, pipes and plumbing fixtures can be damaged over time if the water main supply pressure exceeds the recommended limits.

Some residents of houses built before 2002 often have a PRV installed to ensure consistent water pressure and protect their plumbing systems and fixtures. 

Details of the Case 

The Frisco homeowner noticed abnormally low water pressure in her 2012 home, which was experiencing a pressure of only 30 psi. Knowing that a faulty PRV could cause abnormally low water pressure, our client wondered if hers had failed. She decided to call Legacy Plumbing.

Diagnosing the Issue, Planning the Fix 

The first order of business was locating the PRV, isolating it, and running pressure tests to check its workings. Our technician, Matthew, soon realized that the PRV had failed some time ago and that a replacement would be necessary. 

He informed the homeowner of the situation and explained the time it would take to replace the PRV and the costs involved, breaking the costs out by parts, labor, and the required city permit for PRV replacement. 

During the investigation, our 94-year-old client mentioned that her garage water heater was over 10 years old and asked for a replacement quote. Steps Taken to Resolve the Problem

Our professionals pulled the permit with the city of Frisco and replaced the faulty valve. In this instance, the PRV was buried under a flower bed adjacent to the water meter. 

We began by shutting off the main access valve, cutting out the old PRV and fittings, and raising the water line to ground level for easy access and maintenance. 

Then, we proceeded to install the new PRV with a stainless steel ball valve, rebuild the valve box, and fill the bottom with gravel to prevent dust and mulch from getting inside. 

As a precautionary measure, and because the homeowner had a water heater, we also checked to ensure the expansion tank was in perfect working order. We also checked all taps, faucets, showers, and kitchen appliances individually to ensure uniform water pressure throughout the house. 

After running one last pressure test to check if the new PRV was working well, we restored the disturbed landscaping to its original state.
