Nearly half of the homes in Plano are 4+ bedrooms, costing over $400,000 on average and taking up way more space than houses in Dallas. Nearly all of the homes in Plano are older construction, with 75 percent of houses being built between 1970 and 1999, giving the city a very “Brady Bunch” mid-century ranch look.
Current home buyers are searching for bigger yards and lots, open floor plans, vaulted ceilings, modern kitchens and swimming pools — showing that there is high interest in kitchen and bathroom renovations and modern efficiency.
Besides the usual plumbing wear and tear you would expect with older homes, there are some common issues Legacy Plumbing runs into with homes built before the year 2000.
- Cast iron sewer piping: Cast iron is heavy, quiet, and durable when first installed, but over time it starts to rust away and fall apart. This is accelerated by liquid drain cleaners and detergents that are put down the drain. See our page on drain line replacement for more information.
- Galvanized steel water pipes: Galvanized steel water pipes were common in the 1950s and are in need of replacement because they have a typical 50-year life span. Look for signs of external corrosion on exposed piping like near the water heaters. Inside, the pipe is corroding as well. Flakes of rust can get into the drinking water too.
- Polybutylene piping: Popular in the 1980s but now against building code, this piping reacted badly to oxidants in the water and broke down easily. Most PB piping has been replaced, but you might need to budget for a new plumbing system if you score a home with this faulty piping. In Plano, this piping was mostly used as the main water service line between the water meter and the house.
- Copper pipes: Most Plano plumbers can tell you that most older homes in the area have copper pipes that are vulnerable to corrosion, which can eventually result in pinhole leaks under the slab.
- Mature trees vs. sewer lines: The old-growth trees in a neighborhood may have been part of its appeal, but roots and branches can wreak havoc with sewer lines. Offshoots can grow into fractured pipes and clog them. Getting to the problem is easy for Legacy technicians who will use state-of-the-art technology to properly diagnose the issue.
- Shifting foundations: Again, mature trees can be the culprit here, changing the composition under the home’s foundation. When the foundation moves, it can damage the water and sewer pipes underneath.
PLANO GAS SERVICE
Fix It Plano is the city’s system for reporting damaged utility equipment. If you see something broken, you can report it on the Fix It Plan app, by calling 469-77FIX-IT or via the city website. The city then reports the information to the utility provider.
If you suddenly smell a gas leak in or around your home, however, do not report it to Fix It Plano. Leave the area to be safe, then call 911 and after that, your provider (Coserv or Atmos).
If the provider says it’s your responsibility to fix it because the problem is on the line from the meter to your home, don’t fret. Just call Legacy. We can detect gas leaks, repair or replace gas lines and even give you a $100 off a new water heater.
Atmos also offers rebates up to $350 on a variety of qualifying, energy-efficient gas appliances, including water heaters, furnaces and dryers.
PLANO WATER SERVICE
Plano’s water conservation game is strong — and even includes free gadgets and rebates!
The city is mindful of its water supply and how precious it can be, taking great care to be transparent in its history of water quality testing and Superior rating.
Additionally, Plano has a water management plan and year-round guidelines for water usage, including limiting the number of times per week you can water your lawn. The city offers classes on drip irrigation to converse even more water during the spring and summer months.
