Common Las Colinas Plumbing Issues

A mixed-use development founded more than 50 years ago, Las Colinas remains a prominent DFW business hub today with about 124,000 workers employed in the area, with many (84%) holding white collar jobs at large corporate headquarters like Exxon-Mobil, Kimberly Clark, Celanese, Pioneer Natural Resources, and Vistra Energy. Unlike most of its type, this community is much more commercial than residential with just under 16,000 households and about 38,000 residents.

The majority of Las Colinas’s 22 million square feet of office space and 1.3 million square feet of retail space was constructed in the 1980s. The walkable urban center was designed with many unique features more commonly seen in theme parks rather than central business districts including a monorail, navigable canals, cobblestone walks, and European-inspired shops and cafes.

Nearly 26% of the 17,000 dwellings in Las Colinas are occupied by their largely college-educated owners while the remaining 74% are renters of high-end apartments, townhomes, and condos. The median year built for area residences is 1986 and about 60% of these were constructed prior to 2000.  The area contains several thousand luxury homes in the residential enclaves surrounding Las Colinas Country Club, many of which were built in the 1980s and 90s. While some older housing units were demolished and reconstructed, many were given kitchen and bathroom upgrades yet still contain their original plumbing infrastructures that are vulnerable to the problems we commonly see in areas filled with older structures:

Cast Iron sewer pipes: Traditional cast iron sewer pipes, while strong and noise-reducing when new, have a downside – they’re prone to rust and deterioration over time. Harsh chemicals like liquid drain cleaners and detergents can speed up this process. Drain line replacement is often the best solution. You can find more information on our drain line replacement page.

Polybutylene piping: A common choice in the 1980s, polybutylene pipes are no longer up to code. These pipes had a negative reaction to disinfectants in the water supply, making them brittle and prone to failure. While many have likely been replaced, discovering a home with polybutylene plumbing could mean budgeting for a whole new system.

Copper pipes: Copper pipes became the gold standard for fresh water supply lines during the mid-twentieth century however they can corrode over time and develop tiny leaks, especially when the soil shifts under a structure’s foundation.

Tree maturity: Many older residential neighborhoods, like Cottonwood Valley, Windsor Ridge, and others in Las Colinas, have beautiful, mature trees whose roots can clog and break sewer lines. Fortunately, Legacy’s experienced sewer and drain service technicians can use the latest technology to find the source of the problem, recommend a repair, and fix it quickly.

Taylor Cox with Legacy Plumbing called to let me know he was on his way, arrived on time, went over the installation and repairs I wanted in detail, explained multiple options and pricing, quickly laid out his plan, then started working. He was very courteous and thorough throughout the visit. When his work was finished Taylor asked me to inspect everything to make sure it was completed to my satisfaction. I was very pleased with the work and the amount of time it took. Working with Kris to set up my appointment and get quotes was hassle-free. This is the second time I've had used Legacy Plumbing and I wouldn't hesitate to call them again.

This is the first time I have used Legacy and my experience was very positive. It started with my initial call to a lady named Meagan, who was most helpful and informative, Then, Kelly and his partner arrived (approximately 90 minutes after my call) and quickly took care of my problem. This is a "keeper" service.
